Historically, traditional bank funding has been the primary source of financing within the UK property market for transactions requiring a financing component. Since the last credit crunch, bank lending has become significantly more restrictive within the real estate sector, particularly on the development funding side.  This has meant that a number of the traditional banks have all but pulled out of the market, leaving developers with few funding options.

Whole Loans/Stretch Loans

Whole loans (sometimes referred to as Stretch loans) are a relatively new concept within the property sector.  Whole loans are loans provided by the same institution, but are able to accommodate both the senior debt element and the stretched debt element (mezzanine) at a blended margin. , Whole loans work well to reduce the equity contribution for relevant cases.

Mezzanine Funding

In addition to Whole loans, KCS is also experienced in the use of Mezzanine funding strips.  Traditionally, Mezzanine funding strips were used to reduce a client’s equity requirement by increasing or stretching the overall loan.

Mezzanine finance providers take a second charge behind a senior lender and have the ability to increase the overall loan.
